Camellia Realty has partnered with AppFolio to streamline our day-to-day operations. With the online AppFolio Owner Portal, owners can check their statements, make monetary contributions to their properties and much more. With help from AppFolio, rent is deposited into the owner’s bank account—no more cashing checks!

We help to protect your investment properties by carefully reviewing prospective tenants, keeping up to date on all of the relevant laws (local, state and federal) and conducting annual inspections of each property.

We pride ourselves on building long-term relationships with our owners. We even still manage some properties from when our founders, Bill and Betty, started the company in 1972! Camellia Realty offers two property management programs at a competitive price. We know there are a lot of property management options in the area and we appreciate your consideration.

Program #1: Tenant Placement

  • Advertise property on our website, Zillow, HotPads, Trulia, Craigslist and AHRN (military housing website)
  • Accept applications and show property by appointment to prospective tenants
  • Run a credit report, verify income and get two landlord references for each applicant
  • Consult owner about prospective tenant(s)—owner gives final approval for all tenants
  • Take thorough move-in notes and photos of the property
  • Complete and execute Lease Agreement
  • Collect 1st month’s rent and disburse funds to owner

COST OF ABOVE SERVICES: 40% of the 1st month’s rent

Program #2: Full Service Property Management

  • All of the services included in Tenant Placement
  • Collect monthly rent
  • Take repair requests from tenants
  • Order and monitor repair calls to insure quality of work
  • Pay invoices from Trust Account with owner’s funds
  • Serve notices to tenants (i.e. rent increase, 60 day notice, etc.)
  • Keep all bookkeeping records
  • Pay mortgages, taxes and insurance from Trust Account with owner’s funds
  • Provide owner with access to a monthly statement
  • Promptly deposit rent funds into owner’s account
  • Perform annual safety inspections of property
  • Prepare deposit disposition and coordinate all work for property turnover

COST OF ABOVE SERVICES: 8% of all rents collected or 7% of all rents collected if owner has 4+ properties
